Projects

Hamilton Gardens, Dublin 7
Hamilton Gardens is a high-quality residential scheme with associated amenity and retail spaces in the heart of vibrant Cabra, Dublin 7.
The design and build development comprises 484 apartment units and 1 private house spread across eight blocks, arranged around four picturesque landscaped garden squares over a large basement. The apartment sizes range from 1 to 3 bed offerings, with each block having its own bespoke interior design palette, with modern and elegant fittings throughout. High quality furniture packages complement each of the unique designs.
Exceptional onsite amenities include co-working spaces, meeting rooms, business lounge and relaxing spaces, cinema, café, internal modern gym and external workout areas, a playground, multi-use games pitch, rooftop BBQ areas and bar space for private events. The development also includes boasts separate retail units with an onsite crèche, Aldi supermarket, nail salon, beauty salon and a commercial café. There is plenty of parking with over 396 car parking spaces for resident and retail usage, with 31 assigned to electronic charging. Sustainable transport is strongly supported with 520 bike parking spaces throughout the development.
All of the units in the scheme achieved A2 & A3 BER Ratings. The project has also achieved Home Performance Index (HPI) Certification and alignment with EU Taxonomy regulations.
The scheme included a statutory requirement to provide 48 Part V units and ultimately delivered a further 41 units to DCC, bringing the total number of units provided for social housing to 89. The social units are managed by Tuath Housing on behalf of Dublin City Council.

Shore Club, Dublin 4
Shore Club is a high-quality, private sale residential scheme with associated amenities located in Sandymount, Dublin 4.
The design and build development comprises 112 one- and two-bedroom apartments, including 14 penthouse apartments.
The scheme consists of a single block ranging from 3 to 7 storeys on a 0.385-hectare site. The 12,273m² development includes a basement providing resident car and bicycle parking, plant rooms and ancillary storage. Additionally, there are premium resident amenities, including a gym, co-working areas, residents’ lounge, cinema, landscaped communal areas and high-quality public realm to Beach Road.
Constructed with a mix of RC crosswalls with precast hollowcore slabs and in-situ RC slabs the façade completions include brick, stone and metal cladding, aluclad windows with in-situ concrete and steel balconies. The apartments are fitted with a Dimplex Edel Heat Pump unit for hot water, mechanical ventilation heat recovery systems and electric radiators.
All apartments in the scheme achieved A2 & A3 BER Ratings, with the project also attaining Home Performance Index (HPI) Certification and alignment with EU Taxonomy regulations.

Redforge Road, Cork
Redforge Road is a cost-rental and social housing residential development comprising 114 high-quality apartments, arranged across two blocks ranging in height from four to nine storeys. The scheme provides a mix of one- and two-bedroom homes, designed to deliver long-term, sustainable housing in an established urban location.
The development is located on a brownfield site adjacent to Blackpool Retail Park in Cork City and incorporates significant public-realm enhancements along Redforge Road, including widened footpaths, upgraded pavements, new pedestrian crossings, raised tables, planters and integrated seating areas, improving connectivity and streetscape quality.
The residential amenity facilities include a reception, residents’ area, co-working space, landscaped enclosed courtyard and rooftop terrace. The scheme also includes a 193m² retail unit.
The proposal is supported by high-quality architectural design with active frontage, dual-aspect apartments and energy-efficient building forms designed to achieve BER A ratings.
The development includes 12nr. Part V social units being delivered for Cork City Council.

Richmond Village, Dublin 3
St. Vincent’s, Fairview is a large-scale, cost-rental and social housing-led, mixed-use development, delivering a new residential neighbourhood integrated with modern healthcare facilities on a strategically located urban site in Dublin 3.
The residential element comprises nine residential buildings delivering 779 homes, including a mix of cost-rental and social housing apartments. Building heights range from two to eleven storeys, carefully arranged to respond to the surrounding urban context while maximising daylight, permeability and high-quality open space. Residential amenities are distributed throughout the scheme and include residents' lounges, co-working spaces, gym facilities, community spaces and landscaped courtyards, supporting long-term, sustainable living.
The development incorporates a retail and café at ground level, providing active frontage and contributing to local vitality. A basement and lower-ground level accommodates car and cycle parking.
A central feature of the project is the delivery of a new 51-bed mental health hospital alongside associated clinical, facilities management, plant and service areas.
The scheme also includes the sensitive refurbishment and repurposing of a number of protected and historic buildings, including Brooklawn and Richmond House. The adaptive reuse of the existing hospital building accommodate shared residential amenities, such as a café, childcare facility, library, gym and community hall.
Extensive public realm and landscape works form a core component of the development, including a central park, linear park, children’s play areas and entrance plaza, alongside pedestrian and cycle connections to Griffith Court and Grace Park Wood, enhancing permeability and connectivity within the wider neighbourhood.
The development includes 168 Part V social housing units being delivered for Dublin City Council.
